The Short Sale Process for Metro Denver,
Colorado Home Sellers

1. You complete the required documents
(with The Sold Team’s assistance, if needed) and return
the documents to The Sold Team.
2. The Sold Team visits your home for a
seller consultation. The appointment includes document
review and information on the short sale process, in
addition to the extensive information we provide to all
home sellers. Any questions you may have will be answered.
We’ll review our marketing plan for your home and get your
input. We’ll also review any damages to your home, any
repairs you’ve done, and any other issues with the home.
This may help us in negotiating with your lender.
3. We contact your lender to establish a
relationship and begin the short sale negotiations.
4. The Sold Team begins our
comprehensive marketing strategy for the home.
5. The price of the home will be reduced
on a regular schedule until we receive an acceptable
offer.
5. As offers are received on the
property, we'll present them to you to review. Together
we’ll decide which offer should be accepted and submitted
to your lender for approval.
6. When we have an accepted offer, we
will send it to the lender along with the completed short sale
package.
7. If any additional documentation is
required, we’ll ask you to provide it at this time. It is
absolutely crucial that you do so as quickly as possible
to avoid any delays in the short sale process.
8. The Sold Team will be in constant
contact with your lender to facilitate the acceptance
process and insure that all required documents are
obtained and submitted in a timely manner.
9. After your lender has approved the
contract, we will manage the sale to make sure it proceeds
as smoothly and quickly as possible.
